Walton Thorns Farm Holiday Cottages - Access Statement

Introduction

Three self catering cottages.

Two bedrooms in Shire Cottage and Dairy Cottage and one bedroom in The Old Hay Barn.

Working arable farm in Leicestershire.

Pre-Arrival

• Please look at our web site www.waltonthorns.co.uk
• Booking enquiries can be made by e-mail, telephone or letter. Bookings can be made online.
• All bookings are followed by a written confirmation by e-mail.
• The nearest main line railway station is 7 miles away at Loughborough. Melton Mowbray railway station is 8 miles away.
• The nearest bus stop is in Walton village but only offers a restricted route.
• Taxi from Loughborough or Melton Mowbray is best for those with no personal transport.

Arrival & Car Parking Facilities

• Arrival is by way of a 150 metre long hard driveway and car parking for guests is signed to the left hand side.
• All access from car parking is level and concrete slabs.

Main Entrance, Reception & Ticketing Area

• On arrival at the farm guests will be greeted by the owner, shown to their cottages and provided with a brief orientation tour.
• Each doorway to Shire Cottage & The Old Hay Barn is 83cm X 200cm and is hinged on the right with no steps.
• The doorway to Dairy Cottage opens outwards and is 102x 200cm.
• The hallway in Shire Cottage is 128cm clear with a narrow table on the left.
• There is no hallway in The Old Hay Barn and the door leads straight into the living area.
• The hallway of Dairy Cottage is 1040x 4800cm.

Public Areas - Hall, Stairs, Landing, Corridors etc

SHIRE COTTAGE

• Leading straight through from the hallway is the living area by an 83 X 200cm door.
• Leading from the hallway to the left is Bedroom 1 by an 83x200 cm door
• The corridor is 86cm clear and the en-suite is accessed off that left by an 83x 200cm door inwards.
• Leading from the hallway to the right is Bedroom 2 by an 80x200 cm door
• The corridor is 86cm clear and the en-suite is accessed off that right by an 83x 200cm door inwards.
• All public area is tiled

THE OLD HAY BARN

• has no corridors
• Access to bedroom is via an 83x200cm door and via the same on the left opening outwards to the en-suite

DAIRY COTTAGE

• From hall living room entrance is straight on through 1750x 200cm double doors opening into hall.
• To the right is bedroom 2 door 83x200cm
• To the left is kitchen door 83x200cm
• To the far left is coridor 86cm wide leading to shower room door straight on and kitchen on right, both 83x 200cm.
• From the lounge bedroom 1 is through door 83x200cm
• All floors in cottage tiled.

Public Areas - Living room, Dining, Kitchen, Hallways

SHIRE COTTAGE

• Living area has two leather settees and dining chairs all with seat level 50cm high. Dining table is 77cm high
• Clear space is 5 x 1.5 m
• Kitchen area is along far wall and freezer to left wall. All units are 92cm high. Cooker has ON warning light, microwave has 'Finished cooking' sound alarm.
• The only large rug is by the settee and chairs. There is a small door mat at both entrance doors.
• Exit to the patio is via an 80x200cm door with 80cm up-stand and down 2 steps each 18 cm high followed by a turn to the right. There is a vertical grab rail to the right. Patio has upstanding brick edging.

THE OLD HAY BARN

• Living space has clear 140x350
• Two leather arm chairs are 48cm to seat level
• The only rug is by the chairs. A door mat at both entrance doors.
• Table is round and is 77cm high and dining chairs 45cm to seat level. Distance between legs of table is 56cm.
• Kitchen units are on the left of the room and are 92cm high. The oven has an On warning light and the microwave sounds at finished
• Access to patio is by an 80x200cm inward door and 2 steps of 17cm and 11cm up-stand of the door. Down 2 steps to patio and there is a vertical grab rail to the left. Patio has upstanding brick edging.
• All appliances are front loading.

DAIRY COTTAGE

• Living area has 2 leather settees 40cm high seats.They are set at right angles to each other facing the TV.
• The only rug is in front of the setees. A 45cm high coffee table is on the rug.
• Clear space 2000x3000cm. TV and nest of tables in corners.
• Access open plan kitchen area through 135x200cm gap from living area. Cooker has ON warning light, microwave and dishwasher have 'Finished' sound alarm.
• Kitchen units 92cm high on 3 wall sides.
• Table 78cm high, chairs 47cm high.
• Door to bedroom 1 accessed from living room by 83x200cm door.

Bedrooms & Sleeping Areas

SHIRE COTTAGE

• All bedrooms are carpeted, hallway and en-suites are tiled.
• BEDROOM 1 has a king bed 67cm high to mattress level.
• There is a wardrobe, dressing table, chair and two bedside tables.
• En-suite via 83 x 200 cm door opening inwards. Quadrant 900cm shower with 24cm step over.
• Semi-pedestal basin is 88cm high with lever tap.
• Toilet is 41cm to seat with 67cm and 45cm space to the sides.
• Clear space 120X130 cm.

• BEDROOM 2 has a king sized bed, mattress height 67cm.
• Space at right and left sides 70cm and 100cm respectively.
• Clear space 190x100cm.
• Wardrobe, chair, table and chest of drawers and 2 bedside tables.
• En-suite entrance off corridor via 83 x 200cm door opening inwards.
• Bath is 55cm high, 68cm wide, and 180cm long with a grab handle on each side. Electric shower over bath with glazed folding shower screen.
• Toilet is 41cm to seat with 67cm and 45cm space to the sides.
• Semi-pedestal basin is 88cm high with lever tap.

OLD HAY BARN

• Bedroom is accessed via 83x200cm door opening outwards.
• Bedroom has a sleigh king sized bed, mattress height 67cm.
• Space each side of 90 cm left and 52 cm right.
• Clear space of 135x270 cm
• Walk in wardrobe has doorway opening outwards of 68x200cm accessed from space on left of bed.
• En-suite accessed from bedroom by 80 x 200 cm door opening outwards.
• En-suite toilet 40cm high with only 40cm space in front and to access shower.
• Shower is 100x40cm with a 24cm step up to shower. 40cm access door (sliding)
• Sink unit is 82cm high with lever tap and drawers and cupboard under.
• Bathroom, Shower-room & WC (Ensuite)
• All described in sleeping areas as all en-suites.

DAIRY COTTAGE

• All bedrooms are tiled with rugs by beds.
• BEDROOM 1 has a two single beds bed, mattress height 53cm.
• There is a wardrobe, dressing table 75cm high, chair 47cm high seat and two bedside tables.
• Clear space 260x3800cm.

• BEDROOM 2 has a two single beds bed, mattress height 53cm.
• Space between, to right and left sides is 110cm.
• Clear space 190x100cm.
• Wardrobe, stool 45cm high, dressing table 76cm high and 2 bedside tables 56cm high.

Bathrooms, Shower Rooms and Cloakrooms

• All facilities are tiled.
• En suites in Shire Cottage and Old Hay Barn see bedrooms.

DAIRY COTTAGE

• SHOWER ROOM
• Entry by 83x200cm door opening inward with shower facing.
• Shower 800x1000cm quadrant
• Step up into shower 26cm. 40cm access door space.
• Through access to wc and basin 76cm.
• WC seat 42cm high, 20cm from wall.
• Sink unit 82cm high.
• 80x170cm clear.

• CLOAKROOM
• Entry by 83x200cm door opening inward.
• Facing sink unit 87cm high.
• Free standing towel rail that can be relocated.
• WC seat is 50cm high on left wall 70cm from end wall.
• 80x170cm clear.

Self Catering Kitchens

• Kitchen units are standard height and depth.
• All light fittings and plugs to BUILDING REGULATIONS OF 2008

Grounds and Gardens

• There can be rutted areas and sturdy footwear should be worn.
• The seating areas open onto the fields and guests can access the public footpath from here via a marked route. This can be muddy and a little uneven and care should be taken. There is a 10-20cm step off the paved patios in Shire Cottage and The Old Hay Barn to the grass.
• Dairy Cottage seating area has some paved and some gravel areas.

Additional Information

• Walton Thorns Farm is a working arable farm.
• There is a no smoking or vaping policy on the premises.
• Unfortunately we do not accept pets with the exception of assistance dogs.
• Heat detectors are fitted according to BUILDING REGULATIONS 2008 and emergency exit procedures are signed.
• Necessary fire equipment is available in each cottage.
• There is a plug in night light in each cottage.
• There is a Wi-fi hub in each cottage.
• Whilst we try not to use overpowering fragranced laundry or cleaning products we cannot guarantee our cottages are fragrance free for those with allergies or sensitivity.
