Thank you for choosing to book with Walton Thorns Farm Holiday Cottages, we look forward to welcoming you. When you make this booking you are entering into an agreement with us. Please read our Terms and Conditions of booking below and our Wi-fi Service Terms and Conditions beneath:-

Booking Terms & Conditions

  • Booking: When a person makes a payment of a deposit for a booking, that person, The Hirer, is entering into an agreement with us, the Owners (T/A B&J Hollingshead & Son) of Walton Thorns Farm Holiday Cottages. The Owners agree to provide the specified accommodation on the basis of the Hirer’s agreement to comply with these Terms & Conditions. Any person making a booking must be 18 years or over.
  • Prices: The price of the self catering accommodation includes electricity, bed linen, 2 towels per person, hot water and central heating.
  • Wi-fi: Free Wi-fi is available in all cottages, accessed by password, subject to a fair use policy and agreement to Wi-fi Terms and Conditions available on site.
  • Deposit: We require a deposit payment of 50% of the total sum due to confirm a booking. Full booking balance must be paid 14 days before arrival.
  • Payments Accepted: Payments accepted by debit card, BACS or cheques (by arrangement only). Credit card payment by Visa or Master Card will attract a 2% charge on sum being paid.
  • Cancellation and Insurance: Payment of a deposit invokes a legal contract & the deposit is non-refundable. If, for whatever reason the Hirer needs to cancel the booking, please inform the Owners as soon as possible. Cancellation within 35 weeks of the arrival date – no refund of the deposit will be made and the Hirer will be liable for a charge equal to 25% of the stay. In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
  • Occupancy: The maximum number of Residents allowed in each cottage (including children, unless agreed otherwise e.g. one infant under 2 years of age in a travel cot by prior arrangement):- Shire Cottage 4 people / Dairy Cottage 5 people / The Old Hay Barn 2 people The Hirer will be required to provide the names of all Residents on arrival. If the conduct of any Resident is considered to infringe the Owner’s Terms and Conditions or is likely to impair the enjoyment, comfort or safety of other cottage Residents or the Owners they may be asked to leave immediately without refund. Without exception, expression of aggression, abusive language or inappropriate behaviour at Walton Thorns Farm by The Hirer, The Residents or Occasional Visitors will not be tolerated and will result in The Hirer’s booking terminating immediately, without refund. For the safety, security and privacy of all on this working farm, the Owners require Residents to inform the Owners in advance of any Occasional Visitors who may visit the premises.
  • Visitor Policy: 1.) For bookings where The Hirer is a Resident a maximum of 2 Occasional Visitors per booking (adults only, no children) at any one time and where permitted a maximum of 1 extra car to be parked on the premises. No overnight stays permitted. The owners reserve the right to terminate the agreement without refund if the number of occupants exceeds that stated at time of booking. 2.) For bookings where The Hirer is not a Resident in the cottage i.e booking made by a 3rd party no Occasional Visitors are permitted for the duration of the stay.
  • Children: We welcome well behaved children to stay in our cottages but only when The Hirer is a Resident. Please advise us of the ages of children at the time of booking. It is your responsibility to ensure that your children are safe during your stay. Children must be accompanied at all times by an adult whilst inside and outside the cottage as this is a working farm and machinery may be operating. Children are not permitted to play in the car park or courtyard area. We do not permit children as Occasional Visitors.
  • Pets: The Owners do not accept any pets on the premises in any circumstances. Please note we do have a dog on the farm.
  • Smoking and BBQs: All cottages are strictly no smoking properties. For fire safety no BBQ's are permitted on site.
  • Arrival: Your accommodation will be available to you from 3pm on the day of arrival for check in until 7.30pm, unless otherwise arranged. The Owners live on site and will greet you personally, please notify an estimated arrival time.
  • Departure: Guests are to vacate the cottage by 10.30am on the day of departure. The cottage is to be left in a clean and tidy condition, as found on arrival and the keys to be returned to the farmhouse. If keys are not returned by 10.30am and prior arrangements for a late checkout have not been made with the Owners, they reserve the right to invoice The Hirer for any additional labour charges incurred to prepare the cottage for incoming guests.
  • Farm Trail: Residents are invited to walk the mapped and marked farm trail around the farm. Please bring appropriate footwear as it can be uneven and slippy in wet weather. For insurance reasons the facilities, including the Farm Trail are for the use of Residents only. No Occasional Visitors are permitted to use the Farm Trail.
  • Damages and Breakages: The Hirer is responsible & liable for any breakages or damage caused to the accommodation or its contents by Residents or Occasional Visitors in the cottage(s) booked. Please report any damage or breakages as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice due for immediate payment in full, for repair or replacement, if the damage or breakage is significant. If the property is maliciously damaged or at risk of wilful damage or neglect The Owners reserve the right to ask Residents vacate the property immediately without refund. The Hirer will be held responsible for any damage or loss incurred due to electrical devices and or chargers used in the cottage that are not provided by The Owners.
  • Access: The Owners may request to walk round before guests depart. The Owners retain the right to access the cottage(s) at any reasonable time. If the property is left unsecured by The Residents, The Owners retain the right to enter and secure the property at any time.
  • Liability: The Owners do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions during your stay. The Owners are not liable for any losses or damages resulting from the information provided on this site or to you. The Owners are not liable for any losses or damages incurred by Occasional Visitors or Residents during their time at Walton Thorns Farm Holiday Cottages. The Owners are not liable for any injury, losses or damages incurred while walking Walton Thorns Farm Holiday Cottages Farm Trail.
  • Non-availability of Accommodation: The Owners would only cancel your booking if accommodation was unavailable for reasons beyond their control. They would attempt to offer alternative accommodation, if this was not possible, or unacceptable to you, a full refund of all monies paid would be made. The Owners liability would not extend beyond this refund.
  • Data: Any data collected during the course of a booking may be kept on computer & contact information used to provide The Hirer with information relating to Walton Thorns Farm Holiday Cottages. Requests for removal of your personal details from our database can be made via our postal address Walton Thorns Farm Holiday Cottages, Paudy Lane, Near Six Hills, Thrussington, Leicestershire LE7 4TB or by email unsubscribe@waltonthorns.co.uk.
  • The Owners (T/A B&J Hollingshead & Son) reserve the right to alter the above Terms & Conditions at any time. 06/15
  • Wi-fi Service Terms & Conditions

  • Agreement: This agreement sets out the terms and conditions on which wireless internet access (“the Service”) is provided to you, a hirer of a cottage(s) at Walton Thorns Farm from the Owners (T/A B&J Hollingshead and Son) (“us”), your agreement to these terms and conditions.
  • By accessing, using or activating the Service with us during your stay you acknowledge and agree to be bound by this agreement and these Terms & Conditions. If you do not agree to the Terms & Conditions of this Agreement, do not use the Service provided. The person making the booking is responsible for the Service use of all others in their booked cottage(s) at all times during their stay.
  • 1) Extent Of The Service
  • 1)1) We do not recommend in particular the use of any websites (or other internet related services) (“Internet Services”) and your use of Internet Services is carried out entirely at your own risk.
  • 1)2) The Service provided to your cottage is on an ‘as is’ basis. We cannot and do not make any assurances or guarantees that the Service is free of faults or secure. We have no responsibility for, or control over, the Internet Services you access and do not guarantee that any services are error or virus free. As the person making the booking, you assume all responsibility and risk for any use of the Service within the cottage for the period of your stay.
  • 1)3) We do not guarantee:
  • 1)3)1) the availability of the Service;
  • 1)3)2) the speed at which information may be transmitted or received via the Service; or
  • 1)3)3) that the Service will be compatible with your equipment or any software which you use.
  • 1)4) We will try to ensure the Service is available, but it may be disrupted, restricted or stopped due to maintenance, repair, line faults, aerial transmission, power or equipment failures within and beyond our control.
  • 1)5) We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service, to change access codes, usernames, passwords or other security information necessary to access the service.
  • 1)6) You will be provided with access details if you wish to use the Service subject to this agreement and the “Fair Use” policy set out in clause 2)1) of these Terms & Conditions.
  • 1)7)You will keep confidential any access details, usernames or passwords provided. Any use of the Service by a non-registered guest or occasional visitor making a visit to the cottage, will be the responsibility of the person making the booking of the cottage.
  • 1)8) The Service generally is complementary during your stay. We reserve the right to restrict and or make arrangements to charge for further use of the Service if use of the Service in our reasonable opinion goes beyond our “Fair Use” policy set out below.
  • 1)9) The Service may be removed temporarily or permanently if we reasonably believe that you are in breach of any of the terms of this agreement.
  • 1)10) We have no responsibility for, or control over, the information you transmit or receive via the Service.
  • 1)11) Save for the purposes of network diagnostics we do not examine the use to which you put the Service or the nature of the information you send or receive.
  • 2) Use of the Service:
  • 2)1) You acknowledge and agree to Fair Use of the Service for email and for web browsing, both subject to clause 2)2) Under this policy the Service is not to be used for (including but not limited to, excessive downloading, excessive uploading, streaming of music or video) purposes resulting in excessive data consumption.
  • 2)2) You must not use the Service to access Internet Services, or send or receive e-mails, which:
  • 2)2)1) are defamatory, threatening, intimidatory or which could be classed as harassment;
  • 2)2)2) contain obscene, profane or abusive language or material;
  • 2)2)3) contain pornographic material (that is text, pictures, films, video clips of a sexually explicit or arousing nature);
  • 2)2)4) contain offensive or derogatory images regarding sex, race, religion, colour, origin, age, physical or mental disability, medical condition or sexual orientation;
  • 2)2)5) contain material which infringe third party’s rights (including intellectual property rights);
  • 2)2)6) in our reasonable opinion may adversely affect the manner in which we carry out our business; or
  • 2)2)7) are otherwise unlawful or inappropriate;
  • 2)3) Music, video, pictures, text and other content on the internet are copyright works and you should not download, alter, e-mail or otherwise use such content unless certain that the owner of such works has authorised its use by you.
  • 2)4) We may terminate or temporarily suspend the Service if we reasonably believe that you are in breach of any provisions of this agreement including but not limited to clauses 2)1) to 2)3) above.
  • 2)5) We do not guarantee the security of the information which you may transmit or receive using the Service or located on any equipment utilising the Service and you accept that it is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity and confidentiality of your information and data, as such we recommend that you do not use the service to transmit or receive any confidential information or data and should you choose to do so you do so at your own risk.
  • 2)6) The Service is intended for consumer use only. In the event that you use the Service for commercial purposes we would specifically refer you to clause 5)2) below.
  • 3) Supervision & Use Of The Service By Minors
  • 3)1) Adults who wish to allow any child/children under their supervision access to the Service should monitor and supervise this use. If you are allowing children access to the Service you are allowing the children to access information available on the internet. It is your responsibility to determine which information is appropriate for the children.
  • 4) Criminal & Unlawful Activity
  • 4)1) You must not use the Service to engage in any activity which constitutes or is capable of constituting a criminal offence, either in the United Kingdom or in any state throughout the world.
  • 4)2) You agree and acknowledge that we may be required to provide assistance and information to law enforcement, governmental agencies and other authorities and you agree that use of the Service is subject to such information about your use of the Service during your stay being made available.
  • 4)3) You acknowledge and agree that we may keep a record of the Internet Protocol (“IP”) addresses and or other identifiable descriptions of any devices which access the Service and the times when they have accessed the Service and the activity associated with that Internet Protocol address and or other identifiable descriptions.
  • 4)4) You further agree we are entitled to co-operate with law enforcement authorities and rights-holders in the investigation of any suspected or alleged illegal activity by you which may include, but is not limited to, disclosure of such information as we have (whether pursuant to clause 4)3) or otherwise), and are entitled to provide by law, to law enforcement authorities or rights-holders.
  • 5) Other
  • 5)1) You agree to compensate us fully for any damages, claims or legal action made or threatened against us by someone else because you have used the Service in breach of these terms and conditions, and in particular clause 2)1) to 2)3) and 4)1) above.
  • 5)2) Whilst we do not seek to limit our responsibility for fraudulent misrepresentation or if you are injured or die as a result of our negligence we have no responsibility (to the extent permitted by law) to compensate you (whether or not we are negligent) for any direct financial loss, loss of profit, revenue, time, anticipated savings or profit or revenue, opportunity, data, use, business, wasted expenditure, business interruption, loss arising from disclosure of confidential information, loss arising from or in connection with use of the Service or inability to use or access the Service or a failure, suspension or withdrawal of all or part of the Service at any time or damage to physical property or for any other similar direct loss that may arise in relation to this agreement whether or not we were advised in advance of the possibility of such loss or damage.
  • 5)3) We agree that neither this agreement does not allow either party to act as, or hold themselves out as, acting as an agent of the other party and that that the terms of this agreement are not enforceable by a third party under the Contracts (Rights of Third Parties) Act 1999.
  • 5)4) The Owners (T/A B&J Hollingshead and Son) reserve the right to alter the above Terms and Conditions at any time.
  • 5)5) This agreement is governed by the law of England and Wales and is subject to the non-exclusive jurisdiction of the English courts.
  • I confirm that I accept these terms and conditions as the basis of my use of the wireless internet access provided.
