Thank you for choosing to book with Walton Thorns Farm Holiday Cottages, we look forward to welcoming you. When you make this booking you are entering into an agreement with us. Please read our Terms and Conditions of booking below and our Wi-fi Service Terms and Conditions beneath:-


Booking Terms & Conditions


1. Visitor Policy

We take the amenity, security and privacy of all guests staying at Walton Thorns Farm Holiday Cottages seriously and have a robust Visitors Policy for Occasional Visitors who are not registered as Residents on The Booking.

  • No overnight stays are permitted under any circumstances by any person not on the completed Registration Form.
  • Maximum of 2 Occasional Visitors (adults only) and one vehicle permitted at any one time, if the Hirer is a Resident and present throughout the visit.
  • No visiting children (0-18 years).
  • No visitors permitted when the Hirer is not a resident i.e booking is made by a 3rd party non resident on the completed Registration Form.
  • For multiple cottage or group bookings e.g. for a family get together, wedding party, Occasional Visitors are by arrangement with The Owners with a maximum of 2 adults and one vehicle permitted at any one time, for the group in total, across all cottages.
  • The Owners reserve the right to terminate The Booking immediately, without refund, if the number of occupants exceeds the maximum number of residents stated at time of booking.
  • For the safety, security and privacy of all on this working farm, we require Residents to inform The Owners in advance of any Occasional Visitors who may visit the Property.
  • 2. Cancellation Policy

  • Payment of a Deposit to confirm The Booking invokes a legal contract subject to our Terms & Conditions and The Deposit is non-refundable.
  • If The Hirer needs to cancel The Booking, please inform The Owners as soon as possible in writing or by telephone 01509 880315.
  • Cancellation with 31 or more days until the arrival date – no refund of the deposit will be made to The Hirer.
  • Cancellation within 30 days of the arrival date – no refund of the deposit will be made and The Hirer will be liable for a charge equal to 25% of the stay.
  • Cancellation within 14 days of the arrival date or no show – no refund of the deposit will be made and The Hirer will be liable for the full charge (100%) of the stay.
  • We recommend The Hirer take out suitable Holiday Insurance to cover their booking.
  • 3. Booking Policy

    When a person makes payment of The Deposit for The Booking, that person, The Hirer, is entering into an agreement with us, The Owners (T/A B&J Hollingshead & Son) of Walton Thorns Farm Holiday Cottages under the Terms & Conditions contained herein. We, The Owners, agree to provide the specified holiday accommodation on the basis of The Hirer’s agreement to comply with these Terms & Conditions. Any person making a booking must be 18 years or over.

  • Prices include VAT (20%), electricity, bed linen, 2 towels per person, hot water, central heating.
  • Wi-Fi is available in all cottages, accessed by password, subject to a fair use policy and agreement by The Hirer to our Wi-Fi Terms and Conditions.
  • We require The Deposit payment of 50% of the total sum due to confirm The Booking. Full booking balance of the remaining 50% of the total sum due must be paid 14 days before arrival. Payments accepted by debit/credit card, BACS or cheque (by arrangement only).
  • The maximum number of Residents permitted in each cottage (including children 2-18) are as follows:-
  • Shire Cottage - 4 Residents (plus infant under 2 in travel cot)

    Dairy Cottage - 5 Residents (plus infant under 2 in travel cot)

    The Old Hay Barn - 2 Residents (adults only)

  • The Residents must not exceed maximum number stated above nor bring additional beds, caravans or tents to the Property.
  • The Hirer and or Residents (over 18 years) will be required to provide their full names on arrival and in addition Passport Details for all non-UK residents, read the guest information folder provided and familiarise themselves with the escape routes in the event of an emergency.
  • Well behaved children are welcome as guests, but are only permitted for Bookings when The Hirer is a Resident. Children must be accompanied at all times by an adult whilst inside and outside the Cottage as this is a working arable farm and machinery may be operating. Children are not permitted to play in the car park or courtyard area. Flying of kites is not permitted at our Farm due to the proximity of overhead power lines. Flying of drones is not permitted.
  • Arrival - Your accommodation will be available to you from 3pm for check in and until 7.30pm, unless otherwise arranged. We live on site in the Farmhouse and will greet you personally, please notify us of an estimated arrival time.
  • Departure - All Residents are to vacate the cottage by 10.30am. The Cottage is to be left in a clean and tidy condition, as found on arrival and the keys to be returned to the Farmhouse. If keys are not returned by 10.30am and prior arrangements for a late checkout have not been made with The Owners, we reserve the right to invoice The Hirer for any additional charges incurred to prepare The Cottage for incoming guests.
  • 4. Use

    The Hirer and or The Residents must not use The Cottage, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities nor cause any nuisance or annoyance to other Residents or any other person while at Walton Thorns Farm. For example but not exclusively, music, radio or entertainment devices must not to be played outside the Cottage or within the Cottage at a level that could disturb other Cottage Residents or wildlife. We pride ourselves on our accommodation’s peaceful rural location.

  • We do not permit any pets on the premises or in our Cottages under any circumstances. Please note we do have a dog on our farm.
  • All Cottages are strictly non smoking properties. Residents and Occasional Visitors must not smoke, vape or use e-cigarettes at the property. BBQs, candles, fireworks, lanterns and Chinese lanterns are not permitted.
  • Residents are invited to walk the mapped and marked Farm Trail around our farm. Please bring appropriate footwear as it can be uneven and slippy and supervise children at all times. For insurance reasons the facilities, including the Farm Trail are for the use of Residents only and no Occasional Visitors are permitted to use the Farm Trail.
  • The Hirer is responsible & liable for any breakages or damage caused to the property, accommodation or its contents by Residents or Occasional Visitors in the Cottage(s) booked. Please report any damage or breakages to us as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to invoice for immediate payment in full, for repair or replacement, if the damage or breakage is significant. If the property is maliciously damaged or at risk of wilful damage or neglect The Owners reserve the right to terminate The Booking immediately without refund and Residents vacate the property immediately. The Hirer will be held responsible for any damage or loss incurred at the Property due to electrical devices and or chargers used in the Cottage that are not provided by The Owners.
  • 5. Access

    The Owners and or our Contractors may require access to The Cottage at any time to complete emergency repairs, routine property inspections, routine repairs and to investigate complaints. The Owners will give Residents as much notice as possible when access to the Cottage is required and do our best to arrange a convenient time, however there may be occasions and circumstances when this is not possible. If the property is left visibly unsecured by Residents, The Owners retain the right to enter and secure the property at any time without notice.

    6. Termination

    Without exception, failure to adhere to The Owner’s Terms and Conditions herein, behaviour considered to infringe or impair the enjoyment, comfort, privacy or safety of other cottage Residents or The Owners and any antisocial or inappropriate behaviour, by The Hirer, Residents or Occasional Visitors will not be tolerated and will result in The Hirer’s booking terminating immediately without a refund, and all Residents vacating the Cottage(s) and Walton Thorns Farm immediately.

    7. Liability

    The Owners do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions during your stay. The Owners are not liable for any losses or damages resulting from the information provided on this site or to you. The Owners are not liable for any losses or damages incurred by Occasional Visitors or Residents during their time at Walton Thorns Farm Holiday Cottages. The Owners are not liable for any injury, losses or damages incurred while walking Walton Thorns Farm Holiday Cottages Farm Trail.

    8. Non-availability of Accommodation

    We would only cancel your booking if your chosen accommodation was unavailable for reasons beyond our control. We would attempt to offer alternative accommodation, if this was not possible, or unacceptable to you, a full refund of all monies paid would be made. The Owners liability would not extend beyond this refund.

    9. Data

    We take the privacy and security of our Hirer’s and Residents data seriously. Please read our separate Privacy Policy in relation to our data handling.

    Wi-fi Service Terms & Conditions

  • Agreement: This agreement sets out the terms and conditions on which wireless internet access (“the Service”) is provided to you, a hirer of a cottage(s) at Walton Thorns Farm from the Owners (T/A B&J Hollingshead and Son) (“us”), your agreement to these terms and conditions.
  • By accessing, using or activating the Service with us during your stay you acknowledge and agree to be bound by this agreement and these Terms & Conditions. If you do not agree to the Terms & Conditions of this Agreement, do not use the Service provided. The person making the booking is responsible for the Service use of all others in their booked cottage(s) at all times during their stay.
  • 1) Extent Of The Service
  • 1)1) We do not recommend in particular the use of any websites (or other internet related services) (“Internet Services”) and your use of Internet Services is carried out entirely at your own risk.
  • 1)2) The Service provided to your cottage is on an ‘as is’ basis. We cannot and do not make any assurances or guarantees that the Service is free of faults or secure. We have no responsibility for, or control over, the Internet Services you access and do not guarantee that any services are error or virus free. As the person making the booking, you assume all responsibility and risk for any use of the Service within the cottage for the period of your stay.
  • 1)3) We do not guarantee:
  • 1)3)1) the availability of the Service;
  • 1)3)2) the speed at which information may be transmitted or received via the Service; or
  • 1)3)3) that the Service will be compatible with your equipment or any software which you use.
  • 1)4) We will try to ensure the Service is available, but it may be disrupted, restricted or stopped due to maintenance, repair, line faults, aerial transmission, power or equipment failures within and beyond our control.
  • 1)5) We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service, to change access codes, usernames, passwords or other security information necessary to access the service.
  • 1)6) You will be provided with access details if you wish to use the Service subject to this agreement and the “Fair Use” policy set out in clause 2)1) of these Terms & Conditions.
  • 1)7)You will keep confidential any access details, usernames or passwords provided. Any use of the Service by a non-registered guest or occasional visitor making a visit to the cottage, will be the responsibility of the person making the booking of the cottage.
  • 1)8) The Service generally is complementary during your stay. We reserve the right to restrict and or make arrangements to charge for further use of the Service if use of the Service in our reasonable opinion goes beyond our “Fair Use” policy set out below.
  • 1)9) The Service may be removed temporarily or permanently if we reasonably believe that you are in breach of any of the terms of this agreement.
  • 1)10) We have no responsibility for, or control over, the information you transmit or receive via the Service.
  • 1)11) Save for the purposes of network diagnostics we do not examine the use to which you put the Service or the nature of the information you send or receive.
  • 2) Use of the Service:
  • 2)1) You acknowledge and agree to Fair Use of the Service for email and for web browsing, both subject to clause 2)2) Under this policy the Service is not to be used for (including but not limited to, excessive downloading, excessive uploading, streaming of music or video) purposes resulting in excessive data consumption.
  • 2)2) You must not use the Service to access Internet Services, or send or receive e-mails, which:
  • 2)2)1) are defamatory, threatening, intimidatory or which could be classed as harassment;
  • 2)2)2) contain obscene, profane or abusive language or material;
  • 2)2)3) contain pornographic material (that is text, pictures, films, video clips of a sexually explicit or arousing nature);
  • 2)2)4) contain offensive or derogatory images regarding sex, race, religion, colour, origin, age, physical or mental disability, medical condition or sexual orientation;
  • 2)2)5) contain material which infringe third party’s rights (including intellectual property rights);
  • 2)2)6) in our reasonable opinion may adversely affect the manner in which we carry out our business; or
  • 2)2)7) are otherwise unlawful or inappropriate;
  • 2)3) Music, video, pictures, text and other content on the internet are copyright works and you should not download, alter, e-mail or otherwise use such content unless certain that the owner of such works has authorised its use by you.
  • 2)4) We may terminate or temporarily suspend the Service if we reasonably believe that you are in breach of any provisions of this agreement including but not limited to clauses 2)1) to 2)3) above.
  • 2)5) We do not guarantee the security of the information which you may transmit or receive using the Service or located on any equipment utilising the Service and you accept that it is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity and confidentiality of your information and data, as such we recommend that you do not use the service to transmit or receive any confidential information or data and should you choose to do so you do so at your own risk.
  • 2)6) The Service is intended for consumer use only. In the event that you use the Service for commercial purposes we would specifically refer you to clause 5)2) below.
  • 3) Supervision & Use Of The Service By Minors
  • 3)1) Adults who wish to allow any child/children under their supervision access to the Service should monitor and supervise this use. If you are allowing children access to the Service you are allowing the children to access information available on the internet. It is your responsibility to determine which information is appropriate for the children.
  • 4) Criminal & Unlawful Activity
  • 4)1) You must not use the Service to engage in any activity which constitutes or is capable of constituting a criminal offence, either in the United Kingdom or in any state throughout the world.
  • 4)2) You agree and acknowledge that we may be required to provide assistance and information to law enforcement, governmental agencies and other authorities and you agree that use of the Service is subject to such information about your use of the Service during your stay being made available.
  • 4)3) You acknowledge and agree that we may keep a record of the Internet Protocol (“IP”) addresses and or other identifiable descriptions of any devices which access the Service and the times when they have accessed the Service and the activity associated with that Internet Protocol address and or other identifiable descriptions.
  • 4)4) You further agree we are entitled to co-operate with law enforcement authorities and rights-holders in the investigation of any suspected or alleged illegal activity by you which may include, but is not limited to, disclosure of such information as we have (whether pursuant to clause 4)3) or otherwise), and are entitled to provide by law, to law enforcement authorities or rights-holders.
  • 5) Other
  • 5)1) You agree to compensate us fully for any damages, claims or legal action made or threatened against us by someone else because you have used the Service in breach of these terms and conditions, and in particular clause 2)1) to 2)3) and 4)1) above.
  • 5)2) Whilst we do not seek to limit our responsibility for fraudulent misrepresentation or if you are injured or die as a result of our negligence we have no responsibility (to the extent permitted by law) to compensate you (whether or not we are negligent) for any direct financial loss, loss of profit, revenue, time, anticipated savings or profit or revenue, opportunity, data, use, business, wasted expenditure, business interruption, loss arising from disclosure of confidential information, loss arising from or in connection with use of the Service or inability to use or access the Service or a failure, suspension or withdrawal of all or part of the Service at any time or damage to physical property or for any other similar direct loss that may arise in relation to this agreement whether or not we were advised in advance of the possibility of such loss or damage.
  • 5)3) We agree that neither this agreement does not allow either party to act as, or hold themselves out as, acting as an agent of the other party and that that the terms of this agreement are not enforceable by a third party under the Contracts (Rights of Third Parties) Act 1999.
  • 5)4) The Owners (T/A B&J Hollingshead and Son) reserve the right to alter the above Terms and Conditions at any time.
  • 5)5) This agreement is governed by the law of England and Wales and is subject to the non-exclusive jurisdiction of the English courts.
  • I confirm that I accept these terms and conditions as the basis of my use of the wireless internet access provided.
